How Our Contracts Work (Made Simple)
We’re not here for short-term wins — we focus on building long-term partnerships that benefit both of us.
Contract Options
You can choose between:
  • 6-month contract
  • 12-month contract
3-Month Performance Guarantee
Your first 3 months are completely risk-free.
  • If you’re not happy, we refund 100% of our management fee
  • During this period, the booking window is limited to 2 weeks
    (so you’re not tied into any long commitments)
After the first 3 months, the full booking window opens and your contract continues normally.
90-Day Notice Period
Both contract options include a 90-day (3-month) notice period.
This means:
  • A 6-month contract can run up to 9 months total
  • A 12-month contract can run up to 15 months total
Why the Extra 3 Months?
We use a 3-month booking window to maximise your visibility and revenue.
So if your 6-month contract began in January and ends in June, we will already have accepted bookings up to 3 months beyond June.
This ensures:
  • You never lose momentum or income
  • You’re always maximising exposure on every platform

We’ve never had a client request a refund.

Payments how they work
Client Accounts
  • If you are looking for Us to handle the financials All income from your listing goes into a client protection account, just like the ones used by traditional letting agents — giving you peace of mind and security.
Payment Scheduling
  • We pay out on the 10th of each month. For example, all bookings that check out in January will be paid to you on February 10th. We’ll deduct our commission and any agreed expenses (such as cleaning, essentials, linen, etc.) before transferring the remaining balance to you.
Worst and Best case scenario
Worst case scenario: You get 3 months of free professional management, new photos, and an expert game plan.
Best case scenario: You earn more, do nothing and have a great partner moving forward
