Some of the most valuable decisions only come from hands-on experience operating holiday lets.

A fireplace may need the right fireguard. An oak dining table may need a presentable, wipeable protector between stays. Refillable shampoo and soap dispensers can be more practical and cost-effective than replacing individual bottles.

Individually, these may seem like small details, but together they make the property easier to operate, reduce ongoing costs and create a smoother guest experience.

Bedrooms & Property Layout

With larger holiday homes, group bookings can represent a significant part of the property’s earning potential. Zip-and-link beds allow rooms to work as either a double or two singles, giving the property greater flexibility for different group types.

In some properties, an underused office or second lounge could potentially become an additional bedroom, increasing guest capacity and significantly improving earning potential.

It’s not about simply fitting in more beds — it’s about creating a flexible layout that maximises commercial potential without compromising the guest experience.

The Photo Tour — Order Matters

We don't just focus on taking great photos — we carefully structure the order they're shown in.

The aim is to capture attention quickly, showcase the property's strongest selling points and then take potential guests naturally through the home.

  • We lead with the strongest hero image — choosing the photo most likely to stop guests scrolling and encourage them to click.
  • We prioritise the property's best features — the first images showcase what makes the property special, whether that's a swimming pool, hot tub, games room, views or standout interiors.
  • We create variety early on — rather than showing five similar bedroom photos, we use the opening images to demonstrate as much of the property's value as possible.
  • We then create a natural photo tour — arranging the remaining images logically so guests can understand the layout and imagine themselves moving through the property.

Where automated photo-tour features don't present the property in the strongest way, we manually structure the gallery ourselves to ensure every image is working towards the booking.

As you can see from the video below, this cabin’s biggest selling points are its puppy lounge, arcade and games room— so we made sure these were some of the first things potential guests see.

We take the same approach with every property we manage. We identify the features that make it different — whether that’s a swimming pool, sauna, hot tub, exceptional view or something completely unique — and prioritise them within the listing.

Titles

The title needs to quickly communicate why somebody should click your property over the listings around it.

Rather than something generic, we highlight the features most likely to attract the property's ideal guest.

The exact approach will differ between properties depending on their location, amenities and target guest.

Descriptions

We structure descriptions to make the important information easy to find while still selling the experience of staying at the property.

  • Use clear sections and spacing rather than large blocks of text.
  • Where it suits the property brand, use subtle emojis and visual markers to make key features easy to spot.
  • Cover the information guests actually want — bedroom layout, amenities, location, nearby attractions and what makes the property different.
  • Focus on the experience as well as simply listing features.

3. Property protection

Guest verification

Every guest is verified before arrival, with the necessary details collected and securely recorded. This gives us greater protection and accountability should any issues occur during their stay.

Our verification process includes:

  • Guest Details Collected – Full name, home address, phone number and email address.
  • Property-Specific Rental Agreement – Every guest signs a legally binding rental agreement, tailored to your property where required (e.g. hot tubs, saunas, pools or other special features).
  • Identity Verification – Guests must upload a valid passport or driving licence, along with a live selfie to confirm they match their ID. Additional background checks can also be carried out where appropriate.
  • Damage Deposit – A pre-authorised charge is placed on the guest's payment card, allowing us to recover costs quickly if damage or breaches of the agreement occur.

Security footage

Every property has, at minimum, a Ring doorbell — watching entry points and boundaries, never guest interiors, so your property stays covered without anyone's stay feeling watched.

Why this is important:

  • Guest count enforcement Booked for 8, but 20 show up? The camera means we'll actually know — and the guest's own E-agreement gives us the right to terminate the booking on the spot.
  • Real-time motion alerts Unusual activity is flagged the moment it happens, not discovered days later.
  • Footage on hand if needed If a damage claim or dispute ever arises, timestamped footage backs it up.
  • Checked as part of every stay Cameras and connectivity are confirmed live before each guest arrives.

4. Optimising distribution

Many management companies promote being listed across as many booking platforms as possible. We used to take the same approach.

However, after analysing where our bookings were actually coming from, we found that around 85% came through Airbnb, Booking.com and direct bookings, with the remaining 15% spread across platforms such as Vrbo, HomeToGo, Holidu and other smaller channels.

Rather than spreading bookings, reviews and our attention across numerous platforms, we focus on the channels that consistently deliver the strongest results.

5. Optimising your pricing and calendar throughout the year

Prices too low

A calendar sitting at 90%+ occupancy isn’t always a win — it can be a sign that your pricing is too low. If demand is consistently that strong, rates should increase with it, focusing on maximising revenue rather than simply filling every available night.

Flat pricing

Midweek and weekend demand aren’t the same, so pricing shouldn’t be either. Charging one flat rate ignores supply and demand and leaves potential revenue on the table.

Shorter stays can mean more bookings — but they also mean more cleaning costs, turnovers and wear on the property. Revenue may look strong on paper while the additional operating costs quietly reduce your actual profit.

Copying the competition

Most hosts simply look at what nearby properties are charging and match them — but that often means blending into the market and competing on price rather than pricing around the true value and demand for your property.

= We make the listing better than everyone else's, then price above the market — because standout properties don't need to compete on price.

An Optimised Calendar

  • Highest Booking Value — Balancing length of stay and price to maximise overall profitability.
  • Weekend & Weekday Pricing — Demand differs throughout the week, so pricing should too. We keep weekend rates as high as possible while reducing weekday rates, maintaining higher minimum stays to protect overall booking value.
  • Seasonal Pricing — Demand in January isn't the same as August, so neither should the price or minimum stay. Many of our properties achieve rates up to 50% higher during peak season.
  • Low-Season Optimisation — When demand is lower, we focus on attracting longer stays at more competitive rates, keeping overall booking values strong.
  • Protecting Future Opportunity — We avoid filling the calendar too far in advance with shorter stays, as this can block opportunities for longer, higher-value bookings.
  • Strategic Blocks — We allow time for maintenance, deep cleans and anything else required to maintain standards. For example, after a 30-night stay, we would typically block at least one night before the next arrival to allow for a thorough deep clean.

Our very first property — a large countryside farmhouse in Derbyshire and where the Field Heritage journey began.

Today, searching the property on Google brings up pages of results, including features in publications such as The Star. After just two years of building the property’s brand and direct presence, around 30% of its total revenue is now generated through direct bookings.

SkyBears Holidays:

This is a unique cabin park based in Lincolnshire. The owner also runs SkyBears Kennels, a professional dog-breeding company, giving guests the unique opportunity to spend time with the puppies in the on-site lounge during their stay.

We’ve built a strong social media presence around the property and its experience, helping generate around 40% of bookings directly — a figure that continues to grow.

Despite generating a similar level of revenue, the property achieved it with half the number of turnovers and the majority of bookings coming direct — creating a much more efficient and profitable month for the owner.

Converting Enquiries Into Direct Bookings

Guests will sometimes message through Airbnb looking for a better price or asking whether a discount is available.

While we can’t offer a reduced rate directly through the Airbnb booking, we use the property’s branding within our communication, giving guests the opportunity to discover its direct-booking website independently.

This helps us convert enquiries that may otherwise be lost into direct bookings, reducing OTA commission while continuing to grow the property’s direct-booking channel over time.

On the 10th of every month, your monthly statement will be available directly through your landlord portal.

You’ll be able to see a clear breakdown of the property’s performance, including revenue generated, management fees, property expenses and your final profit for the month.

A copy of your statement will also be sent directly to you via email and WhatsApp, so you always have a complete record of your property’s finances.

Payments how they work

A simple payment structure.

Client Accounts

  • If you are looking for Us to handle the financials All income from your listing goes into a client protection account, just like the ones used by traditional letting agents — giving you peace of mind and security.

Payment Scheduling

  • We pay out on the 10th of each month. For example, all bookings that check out in January will be paid to you on February 10th. We’ll deduct our commission and any agreed expenses (such as cleaning, essentials, linen, etc.) before transferring the remaining balance to you.

1. “When I add Airbnb fees and management commission together, I could be paying close to 30%?”

2. “What if you don’t deliver the service or results I expect?”

We don’t charge an onboarding fee. Instead, we invest in your property from the start — including professional photography and drone footage, which alone can be worth £500+, alongside building your property’s website, brand and online presence.

Our minimum agreement is six months, but everything we create for your property continues to hold value beyond that. If you decide not to continue with us, you still leave with a professionally presented and established holiday-let brand, rather than having paid a large upfront setup fee.

We’re confident offering this because we believe in the service we provide. We’re committed to delivering on what we promise, investing in your property and doing everything we can to make it a success and ensure you’re happy with the service.

3. “I could manage it myself and keep the 15%.”

We don’t see our 15% management fee as simply a cost — our aim is to increase your property’s revenue by significantly more than we charge, while making the entire investment hands-off.

However, if you have the time and want to learn how to manage the property yourself, we’d genuinely encourage you to do so and are always happy to point you in the right direction.

Our clients typically work with us because they’re time-poor, want to focus on growing their portfolio rather than day-to-day management, or would simply rather pay for years of experience than spend their own time learning and managing everything themselves.

4. “Another management company charges less.”

Our commission is a reflection of the value we provide.

If we believed we could increase your revenue by 100%, we could justify charging considerably more. Instead, our aim is simple: increase your property’s performance by more than the cost of our management.

The goal is for you to have a completely hands-off investment while still being financially better off — or, at the very least, achieve a similar return to managing it yourself without having to do the work.

5. “Why shouldn't I use a bigger management company like Sykes or Holiday Cottages?”

We aren’t trying to become the biggest management company. We’re focused on becoming one of the best at what we do.

Large management companies have advantages that come with scale, but when thousands of properties are being managed, your property naturally becomes one of many. The person looking after your home may be a trained employee rather than someone with years of hands-on experience building and operating successful holiday lets.

That’s not the company we want to become.

Our aim is to grow carefully, remain selective about the properties we take on, and maintain genuinely high standards of management as we grow.

6. “Why do I need a six-month contract?”

Building a successful holiday let takes time.

Professional photography, listing optimisation, dynamic pricing, guest reviews, direct bookings and brand recognition don’t deliver their full potential overnight.

Six months gives us the time to properly establish your property, understand its booking patterns, refine the strategy and optimise its performance — giving us a fair opportunity to demonstrate what we can achieve.

7. “What happens if guests damage my property?”

We focus heavily on prevention rather than simply dealing with damage after it happens.

Every booking goes through our guest-protection process, including collecting guest information, ID verification, a signed rental agreement and a damage deposit.

Alongside this, we’ll work with you to ensure the appropriate insurance and protection are in place, and where required, introduce you to our recommended specialist brokers.

No system can completely eliminate the risk of guest damage, but our aim is to reduce that risk as much as possible and ensure the right protection is there if something does happen.

8. “Will I lose control of my property?”

No — it’s still your property.

You’ll retain access to your calendar and can block dates for your own stays or use the property whenever agreed.

We simply take care of the day-to-day running of your holiday let on your behalf — giving you your time back while managing the property with your best interests in mind.

9. “Why do I need a direct-booking website when Airbnb already works?”

Airbnb is an important sales channel, but it shouldn’t be your only one.
