Property protection through Guest Verification

Every guest is thoroughly verified before arrival to help protect your property and reduce the risk of problematic bookings.

Our verification process includes:

  • Guest Details Collected – Full name, home address, phone number and email address.
  • Property-Specific Rental Agreement – Every guest signs a legally binding rental agreement, tailored to your property where required (e.g. hot tubs, saunas, pools or other special features).
  • Identity Verification – Guests must upload a valid passport or driving licence, along with a live selfie to confirm they match their ID. Additional background checks can also be carried out where appropriate.
  • Damage Deposit – A pre-authorised charge is placed on the guest's payment card, allowing us to recover costs quickly if damage or breaches of the agreement occur.

How Our Contracts Work (Made Simple)

We believe in being completely transparent from day one. No hidden clauses or small print.

  • 6-Month Contract
  • 12-Month Contract

90-Day Booking Window

Both contracts include a 90-day booking window after the contract ends.

This means:

  • 6-month contract = up to 9 months total
  • 12-month contract = up to 15 months total

Why?

We keep your calendar open 90 days in advance to maximise bookings.

If your contract ends, we'll simply complete any bookings already confirmed during those 90 days. This avoids cancelling guests and protects both your listing and our OTA accounts.

The longer your calendar is open, the more visibility your property receives on Airbnb, Booking.com and other OTAs.

Payments how they work

A simple payment structure.

Client Accounts

  • If you are looking for Us to handle the financials All income from your listing goes into a client protection account, just like the ones used by traditional letting agents — giving you peace of mind and security.

Payment Scheduling

  • We pay out on the 10th of each month. For example, all bookings that check out in January will be paid to you on February 10th. We’ll deduct our commission and any agreed expenses (such as cleaning, essentials, linen, etc.) before transferring the remaining balance to you.
